About Spring Hill, FL
Spring Hill is an unincorporated community in Hernando County with a population of roughly 115,000 to 120,000 residents, making it one of the largest unincorporated communities in Florida, according to the Wikipedia entry on Spring Hill, Florida. Because there is no city government here, Hernando County handles all local services, including roads, zoning, and building permits. The community grew rapidly starting in the 1970s as developers built out large residential subdivisions, and it has no traditional downtown. Most residents live in quiet single-family neighborhoods connected by wide roads, and the owner-occupancy rate is high relative to many Florida communities.
The community has drawn retirees from across the Northeast and Midwest for decades, and a significant share of residents are 55 and older. Many of these homeowners have lived in their homes for 20 or 30 years, meaning the original driveways, walkways, and slabs are now aging alongside the houses themselves. Well-known neighborhoods include Timber Pines, a gated 55-and-older community with a golf course, and the subdivisions that line either side of Mariner Boulevard, the main commercial road that runs through the center of the community.
Spring Hill is just a few miles east of Weeki Wachee Springs State Park, one of Florida's most recognizable landmarks, and sits along the Gulf Coast corridor that connects Tampa to the south with Ocala to the northeast. Homeowners in Ocala, FL to the northeast and in Gainesville, FL further north are also within our regular service area, so one contractor handles concrete projects across this whole stretch of Central Florida.
